Real Estate Investing after the Bubble

I truly believe that there is money to be made online, if you are diligent, systematic and a little lucky. There is a code to be cracked. I do not believe that all of the hype on the Internet is BS. I think that some people are actually making a fortune.  I have been buying and studying courses by the truckload and I am making a small amount of money at this point. But, the process has left me wanting.

So, I have decided to return to a more fundamental business that I know more about. I have been investing in real estate for the last 15 years and have made a ton of money doing it. I have bought and studied lots of educational courses over the years. Yes, even the $500 courses advertised on late night infomercials.  I have found this to be the most exciting thing that I have ever come across.  http://ebusiness.cushs.com/src/Commre/

Real Estate is an area where I have a ton of experience and first hand expertise.

An example of some of the deals that I have done are:

  • 9 unit apartment building, with no money down.   In fact I took ownership of the property and walked away with a check.  (Yes, it really does happen)  At the time I had practically no experience or credit to speak of.
  • I  bought and sold a property making a over 200k in cash on the deal within 1 year.  These are real deals, real estate is the one business that I know where the average person really can make a killing.
  • Commercial Deal: 30 unit Apartment Building which really set my family up for long term success.

Commercial Real Estate is very exciting, especially in today’s market.  Learn all about it Risk Free.  http://ebusiness.cushs.com/src/Commre/

This program is an education course and a membership site dedicated to helping the average person break into Commercial Real Estate as an investor.

It is not never ”easy” to make money, but Real Estate opportunities are for real. These days everyone is afraid of real estate because of the dreaded “Bubble” that popped. What does that mean to you and real estate investing after the bubble?

The difference before and after the bubble is that in some areas many property values have gone down. Who was most affected by the bubble burst and why is it such big news? Well, in my opinion, the big deal is that consumers have stopped spending so much money in the economy in general. Before the bubble burst money was easy to borrow and lots of people were refinancing their homes and spending the money on home improvements, cars, flat screen tv’s, whatever. This created a robust economy and everyone was happy.

Things have changed since then but I am convinced that Real Estate Investing is still a good way to build equity and cash flow.

The most exciting approach to real estate investing right now is in Commercial real estate and if you really want to have a shot at success, then you need to check out Austin Davis’ program. This is the real deal and the most useful program that I have ever seen.

The big deal in Commercial Real Estate is getting started. The deals are bigger and the opportunity for success are easier to find. What is more difficult is finding the money. Part of Austin’s course is a membership to his inner circle where he and his network will help put partners together on deals. So everyone wins, one partner finds the deal and does the legwork and they get into a deal with propotional equity that they could not otherwise close. The other partner brings financial resources and gets into a deal without all of the legwork.

You NEED to check out this program. There is a 60 day money back guarentee. If you ever wanted to take a shot at really changing your life, this is it.

Pick a Niche That You Can Get Excited About

Ok, so I know that I haven’t made a post in a while. I have not given up on trying to crack the code of how a regular guy can make money online.

The great news is that I have actually found some answers. I mentioned in a previous post that I managed to sell a few Clickbank products using the techniques that I learned with Rapid Mass Traffic. A number of the sales that I made where for products with recurring services and so I am continuing to get paid each time these rebill. That little effort is now paying more than $100/month. I know that is not a lot of money but it is something.

Through this education process I have learned one thing for sure. It is possible for the regular guy or gal to make money online. The key is to pick something that you can get excited about. I have definitely found a couple of ways that will work for me.

There is one way that is virtually guaranteed to enable you to make money, and that is to sell your skills and services online. In my opinion one of the easiest skills to sell online is copywriting services. There are tons of jobs advertised on both guru.com and elance.com. I studied and would highly recommend the course by American Writers & Associates Inc., AWAI.

AWAI’s Accelerated Program for Six-Figure Copywriting

These skills will pay you in so many ways in your life, the investment is worthwhile even if you do not become a full time copywriter.

If you like to write at all, then making money online is a very real opportunity for you. Order the course and get started. I would recommend bidding on jobs while you are studying. Start building a client list and experience right away.

How to Use Twitter to Drive Traffic

Everyone is all a buzz about Twitter and Social Media. That is great, but what the heck does in mean and how can I use to to help drive real traffic to my website?

It is no secret that the most key ingredient to success in any marketing campaign is the exposure of the advertisement. The more people that see your ad or read what you have to say the higher your probability of success.

It is no different online. You don’t have to be a master affiliate marketer to understand the value of traffic. Ok, if Twitter is so great, then I should use Twitter. I want to explore anything that is a real tool to help me build my business.

Why is Twitter so Great?

Twitter appears at first to be a kid’s toy. It gives the impression that all it is good for is announcing to the world the most boring details of your life, and there are certainly a lot of people using Twitter that way. But there is another way to look at it. I find the service to be like a rolling ticker tape of news and conversation among a group of people that are the exact target group of who I want to sell to.

The key to success with Twitter is to Follow the right people, and conversely to have the right people follow you. The great part is that all of the traffic and targeting is free.

You can search for a topic of interest and find people talking about it. When you see that someone made an interesting comment, you should choose to follow them. The next time you look at your home page you will see any comment from this person.

Once you have followed a bunch of people your news reel will start to roll with comments and conversations. You can look at the followers of your followers and add them as well.

You can and should just jump into the dialog. Don’t worry if nobody answers you. Conversations do not always take off.

The nature of Twitter is that when you follow people they see that you are following and some will follow you back. Many people use software tools to help them “follow back.”

I can hear the “so what” thoughts at this point. The best thing that you can do to see the value in this is to get out there and try it.

So what this means is that you can build a network or group of individuals that are interested and talking about the same thing that you are interested in or selling or in this case blogging about.

You can then post your own snippets of wisdom, tweets. There is no rule about what you can tweet about. But if you are just sending out links to your site or sales pitches without saying anything interesting you will be “un-followed” en mass.

The advice that I have seen says that about 20% of your tweets can be self serving, ie links to your blog or products. This number will probably not chase your followers away.

Most tweets I add directly into the Twitter interface, but I have recently installed an awesome WordPress Plugin that will automatically send my new blog posts out as tweets.

I installed Shorten2Ping, which automatically sends my blog title and link to Ping.fm and this service posts the information to Twitter for me as a Tweet.
